# 1. Identify an existing 30a vacation home to purchase.
# 2. Place an offer, negotiate & sign to go under contract.
# 3. Close in 30-45 days (Springtime)
# 4. Enjoy rental income potential on day 1 of closing.
 
Here's how this works, and why it makes sense: Current owners of vacation rental properties will have vacation rental income already on the books for the year, much of which is still yet to come in the spring and summertime. Sure, they might be a little less negotiable now that they see some money in the pipeline, but it's very likely the summertime cash you'll collect by purchasing the property is much more. At closing, if you continue vacation renting the property - the day of closing belongs to the buyer (you) and you'll start collecting rental income on day 1. If it generates enough, you can use the income to pay towards/down any debt service on the property.

Tip: If the summertime is booked out, and you want to use the property for a certain week that's already booked - there's still hope. As the owner, you'll have some flexibility to reserve future dates for your family. It's good practice, however, to let your rental management company know as soon as possible so they can make the adjustment asap without any hiccups.
